Fellow ward Councillor Keith Green and I met with the promoters of this site a couple of weeks ago and we can now inform residents that a formal planning application has been submitted.
PL/2025/02373/PPOL refers to: Outline development for residential development of up to 120 dwellings, open space, landscaping, required infrastructure, and associated works. With all matters reserved other than access.

Both Keith and I have informed the applicants that we do have reservations about this application.


Firstly, both Taylor Wimpey and Richborough Estates were recently given planning permission for some 1200 new homes on land off Dog Kennel Lane. This site formed part of the original site referred to as BL2 in the now withdrawn local plan. However, the site went through the Examination in Public by the Planning Inspectors and this effectively meant the principle of development on that site was made. This is an additional application.
We have asked the applicants to await publication of the councils emerging Local Plan. This may not be published for wider consultation until later this spring/summer and it will show a borough wide ‘master plan’ that considers how each development affects existing communities and identifies what new infrastructure would be required to dovetail with other developments that we have to identify. Housing numbers have been forced on us by central government – with an extra 50% demanded from Solihull Borough Council.
Keith and I also have concerns about the access/egress of this new site via the traffic island on Stratford Road at Monkspath Hall Road. This will not only cause congestion but have a direct impact on residents of Monkspath and Hillfield, who use this route to travel towards the motorway, Shirley and Birmingham.
